VA Loan FAQ

The VA funding fee is a one-time fee paid to the VA that helps keep the program running for future generations. For a first-time VA loan with $0 down, the fee is 2.15% of the loan amount (as of 2024). It can be financed into the loan so you pay nothing at closing. Veterans with a service-connected disability rating of 10% or more are completely exempt from the funding fee. Surviving spouses of veterans who died in service or from a service-connected disability are also exempt.
You can obtain your COE through the VA's eBenefits portal, by mail, or I can pull it for you electronically through the VA Web LGY system — which is the fastest option and takes minutes. You'll need your DD-214 (discharge papers) if you're a veteran, or your latest statement of service if you're currently active duty.
Yes. VA benefits are reusable. If you have an existing VA loan but sell the property and pay it off, your full entitlement is restored and you can use it again. If you still own the property but have remaining entitlement, you may be able to use that bonus entitlement to purchase a second home — even without selling the first.
